The Andalusian regional government has just introduced an increase on the Property Transfer Tax (ITP) and Stamp Duty (AJD).

Transfer Tax for resale property purchases  (not applicable for brand new properties sold directly from the developer) will be calculated according to the following rates:

Any amount up to 400.000€ - 8% Transfer Tax

Any amount between 400.000€ and 700.000€ - 9% Transfer Tax

Any amount in excess of 700.000€ - 10% Transfer Tax

As an example, a property valued at 750.000€ will be subject to 64.000€, which is based on the following calculation:

8% up to 400.000€ - 32.000€

9% between 400.000€ and 700.000€ - 27.000€

10% over 700.000€ - 5.000€

Transfer Tax applicable for a private parking space, when purchased as an independent property, will be based on the following rates:

Any amount up to 30.000€ - 8% Transfer Tax

Any amount between 30.000€ and 50.000€ - 9% Transfer Tax

Any amount in excess of 50.000€ - 10% Transfer Tax

I say new but it has probably been open a couple of months.

It is called La Granja and can be found on the corner of Calle Dr Alvarez Leiva, directly opposite the bus stop. (see map link below)

The vets there are very friendly and professional and speak quite a bit of English, she even clipped my dogs claws for free and told me to just bring her in whenever they needed clipping and it was free.  Price wise, cheaper than other local vets too!!

The highlight of this festival is the Cabalgata de Los Reyes, or the Three Kings Parade, which takes place on the evening of the 5th January. This takes place in every city, town or village throughout Spain with some, especially in the cities, commanding crowds of thousands, with the Kings on horseback or sometimes camels!

Our local cavalcade tonight will start in Castillo at around 5.30 pm, before transferring to Sabinillas, at about 7 pm and finally up to Manilva at about 8.30 pm. Please note that all timings are approximate…… one year we waited until after 10pm for the Manilva parade, but don’t always assume it will be late…. the next year, we went round half an hour after the supposed time and had missed it!!!!

The cavalcade normally consists of three floats, each of which carries one of the ‘Kings” ,there are also various performers and musicians, with the Manilva band always making an appearance. As the procession wends its way through the streets the Kings and others on the floats, hurl tonnes of sweets into the waiting crowd of children and adults. It’s normally “all out war” to grab as many sweets as possible with the adults worse than the kids sometimes!!! My advice, take a couple of carrier bags at least…..if you’ll lucky, the kings sometimes aim straight for your bag!!!

On a sensible note, many of the roads are closed and cleared of parked cars for this event. Parking restrictions have been posted, deadline to have you car out of the way in Sabinillas is 4pm tonight. If you don’t move it, it’ll end up in the pound!!!!

The “little” bus has been replaced by a coach but the service and route are the same as before.  The first bus leaves Manilva medical centre  at 07.30, stops at several different stops along the route including Sabinillas, Duquesa, and Princesa Kristina before turning round at Playa Paraiso and coming back up to Manilva, stopping at the similar stops on the other side of the road.  The service runs throughout the day, there is an 8.30 and 9.30 bus, the next one is 11.05 with it continuing at 5 minutes past each hour until the last bus at 19.05. There is no service on Saturdays, Sundays or Fiestas however.

I have caught the bus from Manilva to Sabinillas the past two mornings and cannot fault the service.  It arrived on  time, and the driver was pleasant and friendly. The fare is €1 or 60c for pensioners and children.
